Property Inclusions & Development Information
Beat the rush! Vickers Horse River Ranch is a common interest condominium association consisting of only 28 cabins throughout the 66 acre ranch. Deposits for many units are still being accepted. Take advantage of this opportunity to join the community while properties remain available. Please contact us for complete details, as all association information is subject to change.
Own your own little piece of paradise…
The Vickers Horse River Ranch (VHRR) community consists of 28 privately-owned units. Legally defined as condominiums, many units are rustic log cabins upgraded with modern amenities. The property of the ranch is all part of the condominium association common area.
Vastly different from any typical condominium project, VHRR units are set on a 66 acre ranch. Fronted by approximately one half mile of the Lake Fork of the Gunnison River, all units are a short walk from trout ponds, large open meadows, plentiful trees and lots of open space. You may find it hard to discover a better mountain retreat or rental property for you and your family, or your investment portfolio.

The VHRR Home Owners Association (HOA) has been established to govern the rules and regulations of Vickers Horse River Ranch. Each unit is privately owned and managed by the owner. Each unit represents an equal voting stock in the condominium association.
Individual units include established building envelopes allowing owners to develop the land around their unit, within county and state regulations.
The HOA is responsible for, but not limited to, maintenance of the following amenities: central water and power systems, roads, fisheries, storage area, property manager, security of property, and all property owned outside of each individual unit.
The VHRR property as a whole is governed by the HOA.
Annual HOA dues fund the manager’s salary, central water system maintenance, road maintenance, fisheries, and other necessities as determined by the association board of directors.
Short term rentals will be allowed and managed by individual unit owners. A maximum of 180 consecutive days will be allowed by rules and regulations. Property management will be up to individual unit owners.
